Louis J. Andrew, Jr.

Owner/Chairman Emeritus

Real estate is my life’s work—I’ve spent over 45 years specializing in corporate and real estate law, and founded and grew two companies with a real estate focus—Guaranty Title Services and Info-Pro. My professional life is based on my core business philosophy of hiring the best people (and having them hire the best people) and demanding honesty in all business pursuits. To give back to the Fond du Lac, Wisconsin community I call home, I’ve been privileged to serve on numerous community and nonprofit organization boards. With a mindset that’s always been at 30,000 feet, my passion for flying has led me to serve on the board of the Experimental Aircraft Association, Inc. (EAA), and serve as Chairman of the EAA Executive Committee. On a more down-to-earth level, my wife Suzanne and I have raised five children and now enjoy sharing our love of sailing, cooking and reading with our beautiful grandchildren. Faith and family are dear to me, and sharing my talents—both professionally and personally—is an obligation I embrace.

Katie Schmitz

President & COO

Katie joined Guaranty Closing and Title Services in September 2002 and has held a variety of roles within the organization, including construction disbursing, order entry, and closings. In 2012, she was named Director of Sales and Marketing, promoted to Executive Director in January 2015, and appointed President in 2018. She currently serves as President and COO of the company since 2021.

Katie holds both the Wisconsin Land Title Professional (WLTP) designation and the prestigious National Land Title Professional (NTP) designation. The NTP designation recognizes land title professionals who exemplify knowledge, experience, and dedication to the secure and efficient transfer of real estate property. Notably, Katie is one of only two NTP designees in the state of Wisconsin.

In addition to her professional achievements, Katie is actively involved in several boards, including the Wisconsin Land Title Association, the Wisconsin Mortgage Bankers Association, and the Holyland Food Pantry, where she currently serves as President.

Katie is a proud mom of three: Kirsten (Richard), who has two children, Grace, and Beau; Keagan; and Caleb. In her free time, Katie enjoys spending time with family and friends up north, fishing, pontooning, and swimming.

G. Andrew Horan

Senior Vice President Business Development

Andrew Horan started in the title business as a courier in the mid-1980s to help pay his way through college. He was given the opportunity to take on more and more responsibility and eventually held every position from closing to search and exam. In 1993 he started his own title company and enjoyed many successful years as an innovative leader in the title insurance industry in the Fox Valley. In 2021 he had the opportunity to join forces with Guaranty Closing and Title Services and focus his efforts where his passion is, business development. Andrew is married to his wife Katie and has two adult children Lindsay and Charlie. He enjoys traveling, fishing/hunting and all things outdoors.

Jenni Braatz

Regional Manager

Jenni joined Guaranty Title Services in June 2012. She began as a Closing Agent, moved into the Assistant Manager role in 2014, and now serves as the Regional Manager for three offices: Fond du Lac, Juneau, and Oshkosh. She is involved with the Envision Fond du Lac’s Young Professionals of Fond du Lac (YPF) as a member of their Programming & Events Committee.  She loves working with customers and enjoys the excitement that comes with the process of helping people buy/sell their homes.

Jenni lives in Fond du Lac with her husband, Shaun, and their two children, Madilyn and Riley. She spends her spare time watching her children in their various sporting events, and loves going to concerts, reading, and trying new recipes.

Monica Moldenhauer

Regional Manager

Monica joined Guaranty Title Services in February 1998 – beginning as a Closing Agent, she progressed to Assistant Manager, Branch Manager of our Green Lake Office, and now Regional Manager overseeing both the Green Lake and Wautoma offices.

She has served many positions for the local Realtor Associations and continues to be active in many community involvement teams. She is a Graduate of Living as a Leader Series as well as various ALTA courses. Her favorite responsibility is the closing transaction, making all customers comfortable and ensuring a memorable experience.

Monica is married to her husband Marty, they have 3 children Chelsea, Brock and Ava, and live in Ripon. She fully enjoys spending time with their new grand babies as well as gardening, walking and shopping!

Sandy Martin

Regional Manager

Sandy joined the former Closing and Title Services in 2014 in the seller statement department and went on to be appointed statement manager in 2018. After the merger with Guaranty Title Services, she now manages the Appleton and Green Bay teams. Prior to joining the closing and title world, Sandy was a real estate agent for 11 years, giving her a great understanding of both sides of the transaction, and what makes homebuyers and real estate agents smile. She continues learning, growing with the company, and passing her knowledge on to all her team members. To make the closing a smooth experience for everyone, she’s thrilled to offer help in any way she can. Sandy has lived in New London her entire life, raised three children and now has six grandchildren who—to her great delight—consume her free time.

Julie Ferstl

Operation Manager

Julie Ferstl serves as the Operations Manager at Guaranty Closing and Title Services, where she oversees the order entry, search, and finals departments across the company’s eight office locations. With 12 years of dedicated experience in the title insurance industry, all with Guaranty, Julie has built a robust career starting as a Closing Agent and advancing through roles as Assistant Manager and Office Manager of the Dodge County Office before transitioning to her current leadership position in Operations.

Julie is an active participant in the Wisconsin Land Title Association (WLTA).  She is the current Region 4 Director for the organization’s Board of Directors.  She has held the role of co-chair of the convention committee and attended numerous spring and fall conventions.  She holds the Wisconsin Licensed Title Professional (WLTP) designation, is a graduate of the Title Examiner Courses, and continues to contribute as a general member of the convention committee.

A native of Edgerton, Wisconsin, Julie earned her bachelor’s degree in music – Liberal Arts from St. Norbert College in De Pere. She currently resides in Beaver Dam with her husband, PJ, and their 10-year-old daughter, Mallory.  Her hobbies include singing, reading, decorating, and organizing her home, and attending Mallory’s many sport and music functions.

Heather Johnson

Director of Strategic Initiatives

Heather joined Guaranty Closing and Title Services in 2024, bringing 12 years of experience in the financial services industry with a background in Operations and Product Development. As the Director of Strategic Initiatives, Heather leverages expertise in data analysis and technological advancements to shape the future of title services at Guaranty. Passionate about delivering exceptional results, Heather works behind the scenes to ensure every customer transaction is seamless and successful.

Outside of work, Heather enjoys life in Wisconsin with her husband, three children—Theo, Cece, and Kate—and golden retriever, Piper. The family loves camping, hiking, and exploring the state’s beautiful parks. In addition to outdoor adventures, Heather has a passion for gardening, reading, and spending time with friends and family.

Ryan Basler

Director of Business Operations

Ryan Basler serves as Director of Business Operations at Guaranty Closing and Title Services, bringing more than 20 years of experience in operations, management, and the title and lending industries. Throughout his career, he has held leadership roles in business operations, quality control, office management, and operational support, building a strong reputation for team leadership, customer service, and operational excellence. A graduate of the University of Wisconsin–Milwaukee with a background in Finance and Business Administration, he combines industry knowledge with a passion for developing efficient processes and strong client relationships.

Outside of work, he has been married to his wonderful wife, Billi, for 19+ years, and together they have two daughters, Ryland and Josie. Much of their time is spent enjoying family and friends and they spend a lot of time traveling to different states to support their youngest daughter in volleyball tournaments.
