Remote Online Notarization, also known as RON is the process of notarizing documents remotely, using audio-visual technology over the internet. RON is a form of eClosing where the signer uses an electronic signature.

In Wisconsin, RON was authorized on March 23, 2020, when Wisconsin Act 125 was signed into law. You can find more details on the DFI website.

Convenience is one of the most significant benefits of RON. When closing with RON, meeting with a notary in person is unnecessary. This means you no longer need to travel to a physical office. You can close your real estate transaction using RON from anywhere, such as your home.

RON provides the added benefit of security and fraud mitigation with its better digital identity verification, including the use of Knowledge Based Authentication (KBA)

Currently, we only conduct RON closings for the seller side.

Guaranty Closing and Title Services utilizes Qualia Connect, a Wisconsin-approved RON technology provider, to conduct RON closings. A RON closing appointment is required.

After we agree to a RON closing and closing time, you will receive a RON closing invitation from our e-closing platform, Qualia Connect.
The RON is conducted via a video/audio conference with an approved remote notary from one of the Guaranty offices.
At the beginning of the process, you must validate your identity by uploading a valid government-issued identity document and correctly answering three questions about yourself (knowledge based authentication).
You will be asked to adopt a digital signature and sign all documents electronically
If there are multiple signers, each person must join the RON session separately.

Yes! A third party can join a RON session as a witness.

We will send you detailed instructions on how to prepare for your RON closings. Please read the instructions carefully and complete all the pre-work. Most importantly –

Test your internet connection and your computer ahead of time.
Make sure you have a valid government-issued ID ready.
Have a separate phone or mobile device to take pictures of your government-issued ID.

RON is still relatively new; you may occasionally experience technical difficulties like any technology. Be patient and take your time. Here are a few tips based on the sessions we have conducted in the past:

Test your internet connection and your computer ahead of time.
Having a separate phone or mobile device ready to take pictures of your government-issued ID will make the process easier.
Make sure you have a government-issued ID ready.
When you take pictures of the ID, please don’t use flash; move the ID away from a direct lighting source to avoid light reflection in the photo.
If two people join the RON session from the same house, use separate rooms or headphones to avoid audio echos.
